We analyze all market data together with powerful overlays to visualize trends and deliver predictive insights into market performance. We currently use cloud-based software for marketing, rent collection, tenant applications, maintenance tracking, accounting, and more. Tenants have their own log-in through our portal to make payments, request maintenance, and view docs on file.

Qualification Standards

Qualifying Criteria: Gross Monthly Income must be 3 times the total monthly rent amount for approval. Gross Monthly Income must be 4 times the total monthly rent to be added as a co-signer to the lease. We use a third-party applicant screening service to run credit qualification and criminal background. A copy of a valid driver’s license or other government-issued identification will be required.

Minimum Age Requirement: 18 years old.

Employment: Prospect must be gainfully employed, verifiable by your employer along with copies of the most recent 2 pay stubs, or have proof of adequate income from other sources. The most current tax records may be required for all self-employed prospects.

Roommates: Each roommate must submit an Application. Gross Monthly Income (combined) must be 4 times the total monthly rent.

Fees and Deposits: There is a $50 per person administrative/set-up fee upon approval of the application. If you are not approved a fee will not be assessed. Security Deposit will be equal to the first month’s rent. If the applicant has credit issues a security deposit equal to 1.5 times the amount of rent will be requested. Upon approval; the first month’s rent and security deposit will be due upon signing the lease as well as the pet fee if applicable.

Pet Policy: All Pets must be approved by management. We reserve the right to decline any pet or breed. A maximum of 2 pets are allowed per household. There is a $350 pet fee for the initial pet and a $250 pet fee for an additional pet (non-refundable).

Lease Terms/Clauses: A minimum of 12-month lease is required. Month-to-month leases are not available. A full 60-day written notice to management is required before moving out. If a tenant wishes to terminate the lease early a full 60-day notice will be required as well as rent payment for the remaining term left. Management may allow sub-leasing as long as the proposed new tenant is approved. If allowed a $300 re-leasing fee will be assessed.

Rent: Rent is due on the 1st of each month. If rent is paid after the 5th, there is a 10% late charge assessed. If rent and late fees are not paid by the 10th the eviction process may start.
